Land search & selection
Define the area, size, intended uses and priorities. Identify potential plots, arrange visits and compare opportunities against your project. Proposals depend on availability and the checks still required.
LE DOMAINE
From a longing for the countryside to a tangible project: move forward with a clear approach and the right people.
Explore our support ↓Le Domaine de l’Océan has taught us that a beautiful landscape alone does not make a project. You need the right information, an understanding of the site’s constraints and coordination between professionals involved at different stages.
We are receiving more enquiries from people who want to invest in the countryside, create a welcoming place or develop a sustainable initiative. We want to share our experience and help them structure their search around Oualidia, Lakaarta and Sidi Radi.
Our own guesthouse is still in the design phase. We share a real journey of land search and preparation, including what we continue to learn along the way.
Define the area, size, intended uses and priorities. Identify potential plots, arrange visits and compare opportunities against your project. Proposals depend on availability and the checks still required.
Collect available documents and arrange review by qualified professionals: ownership, titles and registration, sellers’ identities and authority, possible co-ownership, encumbrances, easements and access. Unresolved points are identified before a decision.
Identify applicable planning documents and their status, including any development plan, and assist with requesting an urban planning information note. With the relevant professionals and authorities, clarify the uses, conditions and permissions to examine for the plot.
Coordinate a qualified surveyor’s work on boundaries, area, surveys, slope and consistency between documents and the site. Have access, utilities, water and wastewater arrangements assessed to anticipate practical constraints.
Share the principles behind our concept — peace, intimacy, nature and local roots — to help you define your own. Develop a brief with architects, explore siting, views and phases, then adapt early ideas to identified constraints.
Structure the next steps, track outstanding documents and prepare discussions with sellers, the notary and other relevant professionals. Give you an overview of verified points, reservations and remaining steps before you commit.

Discuss your vision, learn from the Domaine’s experience and review your initial criteria. Understand what to look for and which questions to ask.
A search brief, a shortlist based on identified opportunities, visits and a comparison of points to verify.
Follow up legal, planning and technical discussions with the relevant professionals, through to preparing your acquisition decision and architectural brief.
Scope, deliverables, fees and third-party costs are set out before work begins. Any potential remuneration linked to an introduction or transaction will be disclosed before commitment.
Intended use, area, size, overall budget, timeline and environmental or social ambitions.
Identify leads, visit sites and compare how each plot fits your criteria.
Bring legal, planning and survey information together with the relevant professionals’ assessments.
Set out reservations and conditions, decide whether to proceed and organise the next steps.
A country home, small guesthouse, retreat space or rural impact initiative: we welcome projects that combine quality of life, a considered footprint and respectful relationships with residents. Feasibility is assessed case by case.
Preserve trees, plan for water and wastewater, adapt buildings to the land, and value local artisans and employment: these choices belong at the start, before a concept is fixed.
We can search for and present plots based on your brief and identified opportunities. This page is not a catalogue of available plots: each proposal will have its own presentation and checks.
Our approach is to check each plot, the applicable documents and project conditions with the relevant professionals. We never present a plan or planning information note as a building permit or a guarantee that approvals will be obtained.
Our role is guidance and coordination. Legal opinions, deeds, surveys, plans and validations reserved to qualified professionals remain their responsibility. We help you bring their work together and understand what matters for your decision.
Yes. We share lessons from the Domaine and help you develop your own brief with architects. The aim is a project suited to the land and your goals, rather than an automatic copy of our guesthouse.
